Driving Sustainability in Property Development: Bonava’s Journey with Prodikt

“We receive enormous support from Prodikt on our climate journey.”

Sustainability is at the heart of modern property development, transforming how homes are designed, built, and lived in. Building sustainably has become synonymous with chasing documentation and interpreting it to the best of one's ability and financial muscle. Bonava uses Prodikt to simplify complex processes and drive sustainable innovation in residential development.

The journey to net zero

The building industry is one of the largest contributors to global emissions, facing challenges like resource-intensive processes, waste generation, and high energy consumption. Sustainability has become a critical driver for digital transformation in the construction industry because it demands a more efficient, resource-conscious approach to building.

The industry has committed to improving sustainability and reducing its carbon footprint. The World Green Building Council plans for the built environment to have net zero carbon emissions by 2050. Bonava signed up for the Science Based Targets initiative (SBTi) and was the first residential developer in Europe to establish scientifically based climate targets.

“We have a big impact as an industry and company, and with that comes great opportunities” says Jenny Winblad von Walter.

Bonava's ambitious vision is in line with the industry's. Jenny continues, “We must halve the climate impact from 2018 to 2030 and be fossil-free by 2045. We set our scientific goals according to Science Based Targets 2018 and are working on a reduction plan based on that.”

“We include the entire life cycle in our climate calculations and have targets for both the operating stage and A1-A5,” says Jenny. "Regarding energy efficiency, we aim for energy class B or better in our projects. We also use the Nordic Swan Ecolabel. This is an important issue for our customers, not least because of costs.”

Information to make the right decisions

The construction industry faces significant challenges in making resource-efficient decisions. Choosing the right resources can be daunting with complex supply chains, varying material options, and the need to balance costs with environmental impact. However, the success of a construction project never rests with one actor.

Jenny states, “We have a continuous dialogue with contractors and suppliers. Together, we can find the best solutions. With slim constructions, we reduce costs and climate impact, for example.” Jenny continues, “Sustainability work is heavy administratively, but digital solutions can ease the burden while providing data and tools to make the right decisions. This is where Prodikt comes in.”

“We set a climate budget for each project, which we include in the request documents and the contract,” she explains. “We start the project in Prodikt and then invite designers and contractors to deliver their parts.”

“We are now doing this sharply for the first time in our project at the seminar in Uppsala. The contractor is very committed and we try to find pragmatic solutions to collect all the data. Prodikt supports both the contractors and us in their work. As our climate calculations must include all project parts (except nuts and bolts), this means a new way of working compared to what is reported according to the Act on Climate Declarations. For example, we also need to look at land and infrastructure.”

“Prodikt supports both us and the contractors. Prodikt is a visual self-instructional platform designed for effective work by people with deep industry knowledge.

Reliable data for reporting

The Prodikt platform helps gather and analyze the data, providing important information for sustainability reporting and tracking progress toward Science-based targets. Prodikt provides information to generate reports for life-cycle assessments (LCA), material use for the EU taxonomy, and the Corporate Sustainability Reporting Directive (CSRD).

“Prodikt supports both us and the contractors. Prodikt is a visual selfinstructional platform designed for effective work by people with deep industry knowledge. You can easily choose which stages to include and filter the information, for example,” confirms Jenny. “We use Prodikt to look at different solutions at an early stage and how they affect the climate impact with different materials. This helps us to prioritize between different solutions based on their climate impact and costs.”

“It is still very complex work where we need to find pragmatic ways of working,” says Jenny. “We receive enormous support from Prodikt on our climate journey.”
